We are thrilled to announce that IPG have successfully secured a £32 million development funding facility with BG Lending, supporting the continued delivery and completion, of Central Point (and Sovereign Point).
This followed a thorough due diligence process carried out against a backdrop that has tested many across the sector, and completing it at this scale is a clear statement of confidence in the quality of these schemes, the demand underpinning them, and IPG’s ability to see them through.
Throughout this period, the team has remained focused on protecting the long-term value of both developments, keeping stakeholders informed, and taking the steps necessary to move things forward in the right way. The completion of this deal reflects that commitment.
It is also worth noting the broader impact these developments are expected to have. Central Point and Sovereign Point together are anticipated to support approximately 200 jobs across the construction and operational phases, contributing to local supply chains and the wider economy across Liverpool and the North West.
So… what happens next?...
Piling, groundworks and initial structural works up to first-floor level have all been successfully completed previously, so now, immediately the focus turns to preparing for the restart of construction to the standards the project demands.
That includes targeted remediation of existing concrete elements alongside ongoing structural inspections and sign-off, full site remobilisation covering welfare facilities, utilities and the reinstatement of site infrastructure, crane inspection and recommissioning, and the advancement of enabling works and compliance preparation ahead of final approvals.
It is important to note that all current works are limited to safety and remediation until BSR approval is granted for full scale works in the coming weeks
Each of these steps is essential to ensuring that when construction restarts in full, it does so on solid footing, with the right systems in place and every safety and compliance requirement met. It may not be the most visually dramatic phase of the programme, but it is one of the most important.
