Works on site are progressing at pace with the enablement package almost complete by our trusted partner Abrey Construction Limited.

The façade retention and access scaffold is now complete to both Church Street and Mather Road elevations. This was following a meeting with Salford Council Highways Department to determine the required traffic management and lane closures to ensure public safety was at the forefront of our operations.

The basement was then filled with a specialist concrete mix to add further stability to the original foundations.

Whilst this was being carried out, our licensed asbestos removal contractor was undertaking their works to make the building safe for our workforce to commence with the controlled demolition of the building, inline with the next steps of construction. This demolition is now nearing completion. Then following removal of Japanese Knotweed in an isolated area at the rear of the site, the drainage diversion was carried out ahead of programme to free the site area to form welfare, compound and storage units.

The next four weeks will see the main groundworks package commence, which will encompass the internal drainage. This will then allow for the pad foundations and sheer walls to be formed and poured, which will trigger inspections from our building warranty provider (Advantage ACHI) and building control.

We have also enlisted the expertise of Steven Price (The Archaeology Company) to oversee and advise on the listed element of the Façade. This will ensure all works are carried out to English 

Heritage guidelines, inline with their monthly inspections, which help advise the site team on the correct materials and workmanship criteria. Off site our commercial team are working closely with their counterparts at Abrey Construction on securing prices for packages of work namely;

-   Groundworks – placed

-   Curtain walling/glazing – Price agreed

-   Electrical & plumbing – Price agreed

-   Structural steelwork – Price agreed

All information has been sent to Salford Council to negate costs associated with a Section 106 and all pre commencement conditions have been fulfilled.

The whole team are focused on delivering this amazing development on programme – due for completion Q3 2023.
