For much of the last two decades, overseas property investment in the UK was often synonymous with London. International buyers were drawn to the capital’s global reputation, liquidity and perceived stability. Increasingly, however, attention is shifting elsewhere.

Regional cities such as Liverpool, Manchester and Birmingham are attracting growing interest from investors seeking a different balance between affordability, rental demand and growth potential. The trend reflects changing market conditions rather than a rejection of London itself.

Affordability is a major factor. Entry prices in many regional markets remain significantly lower than those found in the capital, allowing investors to access larger properties or diversify across multiple assets. At the same time, tenant demand has remained resilient, supported by employment growth, university populations and ongoing regeneration.

The appeal extends beyond pricing alone. Many regional cities have invested heavily in transport, public realm improvements and city-centre regeneration over the past decade. These changes have helped create locations that attract both businesses and residents, strengthening the underlying demand that supports housing markets.

Liverpool offers a useful example. Major development projects, expanding student populations and increasing graduate retention have all contributed to a city that looks markedly different from a generation ago. Similar narratives can be found in Manchester and Birmingham, where investment has been accompanied by broader economic transformation.

For overseas investors, this shift represents a move towards diversification. Rather than concentrating capital in a single market, many are considering cities with distinct economic drivers and different affordability profiles.

London remains a major investment destination and is likely to remain so. What has changed is the recognition that some of the UK's most interesting opportunities can now be found beyond the M25.
